Payment Plan Policy

This Payment Plan Policy describes how owner-financed purchases from UUC LLC (d/b/a “Buy Land Today“) generally work. It is informational and is superseded by your signed Purchase Agreement, promissory note, and related documents, which state your actual terms.

1. What you pay at reservation

A one-time Reservation Deposit plus a flat Document Fee, in the amounts shown at checkout, collected through Stripe. These place a temporary hold while your purchase documents are prepared. See our Refund & Cancellation Policy and Terms & Conditions.

2. Financed-purchase structure

Where offered, a financed purchase typically includes:

  • Down payment — an initial amount credited at closing (the Reservation Deposit may be applied toward it).
  • Financed principal — the balance, repaid in monthly installments over the term shown for the Parcel.
  • Interest rate — the fixed rate stated in your promissory note.
  • Servicing fee — a small per-payment amount, if any, disclosed in your documents.
  • Document Fee — the flat fee charged at reservation, retained as earned.

Your exact numbers — down payment, monthly amount, term, rate, and any fees — are shown at checkout for the Parcel and fixed in your Purchase Agreement and note.

3. How you pay each month (off-site Servicer)

Monthly payments are billed and collected by our independent third-party Servicer (will be provided at a later stage). You manage your balance, payment method, autopay, and payment history through the Servicer’s online portal — the Site does not process these payments or store your recurring payment method. Any autopay/recurring authorization is set up with the Servicer and/or in your Purchase Agreement, which will show your payment amount, frequency, and first payment date before you agree.

4. Late or missed payments

Late fees, grace periods, and the handling of missed payments are stated in your promissory note. If a payment fails, the Servicer will notify you and provide a way to update your payment method. Please contact us or the Servicer promptly if you anticipate a problem.

5. Default and remedies

If you default and do not cure within the time your documents allow, we may exercise the remedies in your Purchase Agreement and note, which may include acceleration and, depending on the structure, foreclosure (e.g., non-judicial sale under a deed of trust) or the remedies applicable to a land contract.

6. Prepayment and payoff

You may pay off your balance early. Any prepayment terms (and whether there is a prepayment penalty) are stated in your note. On full payoff, title/deed is delivered/recorded as your Purchase Agreement provides.

7. Taxes and insurance

Responsibility for property taxes and any required insurance is as stated in your Purchase Agreement.
